A swim-up room is a ground-floor room or suite whose terrace steps straight into a pool, so you can walk out of bed and into the water. Some resorts call them swim-out rooms; it’s the same idea. This list covers every open resort in Jamaica where our resort guides confirm swim-up or swim-out rooms on the resort’s own official room list, grouped by who they suit. Resorts that will have them but aren’t open yet are at the end, under “Not open yet”.

A local tip before you book: a swim-up room is usually on the ground floor, facing a pool that other rooms share, so it trades some privacy and quiet for the convenience. Read the room name carefully, because “pool view” and “swim-up” are different categories at most resorts.

Adults-only and couples resorts

Sandals Negril: beachfront swim-up Butler Suites

Sandals Negril sits on Seven Mile Beach and is adults only (18+), designed for couples. Sandals lists beachfront swim-up suites on the lagoon pool in its Butler category, alongside two-story Butler Villa Suites and SkyPool Butler Suites. Butler suites include 24-hour in-room dining. It suits couples who want the beach and the pool on their doorstep. The drawback: the swim-up suites are Butler level, the top price tier, and the resort is about 75 minutes from Montego Bay airport by Sandals’ own estimate.

Sandals Dunn’s River: Tufa Terrace swim-up suites

Sandals Dunn’s River is the newer, more compact Sandals at Mammee Bay near Ocho Rios, adults only (18+). Its Butler level includes Tufa Terrace swim-up suites, next to SkyPool suites and Coyaba Rondoval villas with private pools. It suits couples who want a modern resort with plenty of restaurants. The drawback: there are only two pools and two whirlpools on the property, and it’s about 90 minutes from Montego Bay or Kingston, where most flights land.

Ocean Eden Bay: swim-up suites, adults only

Ocean Eden Bay, near Falmouth, is an adults-only (18+), all-suite resort. Ocean lists swim-up suites that open onto the pool, as well as rooftop suites with a terrace jacuzzi. It suits couples and friends who want lots of restaurants and nightlife, since guests also use the big family resort next door. The drawback: some of those shared facilities are open to under-18s, so you will see families. It becomes Ocean Allure Eden Bay on November 1, 2026, so booking sites may show either name.

Princess Senses The Mangrove: swim-out junior suites

Princess Senses The Mangrove at Green Island, Hanover, is adults only (over 18). Princess lists swim-out versions of its deluxe junior suites, opening onto a semi-private pool. It suits couples who want a new, lively adults-only resort. The drawback: it shares a site with the 590-suite Princess Grand family resort, so it’s a big, busy complex rather than a hideaway.

Royalton Hideaway Negril: swim-out junior suites

Royalton Hideaway Negril is the 140-suite adults-only (18+) section inside Royalton Negril on Seven Mile Beach. Royalton lists luxury junior suites of 603 sq ft in ocean-view or swim-out versions. It suits couples who want adults-only space with a big resort’s restaurants close by. The drawback: it shares grounds with a 407-suite family resort, so you’ll see children at most restaurants and bars, and only one restaurant, Dorado, is kept for Hideaway guests.

Royalton Hideaway Blue Waters: swim-out junior suites

Royalton Hideaway Blue Waters, near Falmouth, is adults only (18+) and about 35 minutes from Montego Bay airport. Royalton lists junior suites with a swim-out pool, alongside corner suites and suites with a terrace Jacuzzi. It suits couples who want a short transfer and their own pools and beach area. The drawback: it shares the property with Royalton Blue Waters, a family resort, so children are around at the shared restaurants and bars.

Grand Lido Negril: Sunset Swim Out Suites (clothing-free)

Grand Lido Negril is a small, clothing-free, adults-only resort on Seven Mile Beach with a minimum check-in age of 21. Its Sunset Swim Out Suite has a private swim-out pool beyond the terrace, takes up to three adults and comes with butler service. It suits naturist couples and singles who want a small, upscale setting. The drawback: it’s clothing-free by design, phones and photos aren’t allowed, and most of the dining is at the Royalton resorts next door, where you dress for dinner.

Family resorts

Azul Beach Resort Negril: swim-up rooms on a lazy river

Azul Beach Resort Negril is a mid-sized family all-inclusive on Seven Mile Beach. Karisma lists deluxe swim-up rooms (403 sq ft) and premium swim-up suites (428 sq ft) that open onto a lazy river running in front of them, and one of the beachfront honeymoon suites has a swim-up terrace. It suits families with younger children and couples who want the beach without a mega-resort. The drawback: all four pool and swim-up bars are adults only (18+), which is awkward when the children are in the water with you.

Hotel Riu Palace Aquarelle: swim-up junior suites and family rooms

Hotel Riu Palace Aquarelle, near Falmouth, is a big, new family resort with a water park. Riu lists 35 m² junior suites with a private swim-up pool, one swim-up category kept adults only, and swim-up two-bedroom family rooms of 60 m². It suits families who want room to spread out and a pool at the door. The drawback: with 753 rooms it’s busy rather than quiet, and it’s further from Montego Bay’s restaurants than the Rose Hall resorts.

Hotel Riu Negril: swim-up doubles and suites

Hotel Riu Negril is on Bloody Bay at the calmer north end of Negril. Riu lists swim-up doubles (29 m²) and swim-up suites (50 m²) with a private pool on the terrace. It suits families and groups of friends who want a sociable resort on the beach. The drawback: it’s built for energy, with the RIU Party and nightly shows, and it’s about 80 km from Montego Bay airport.

Ocean Coral Spring: swim-up suites

Ocean Coral Spring, Ocean Eden Bay’s family-friendly neighbor near Falmouth, is all suites. Ocean lists swim-up suites that open onto the pool from the terrace, plus a water park and lazy river on site. It suits families and groups who want lots to do without leaving the resort. The drawback: with 513 suites, and Eden Bay’s guests using the facilities too, it’s busy, and there’s nothing to walk to outside the gate.

Princess Grand Jamaica: swim-out junior suites

Princess Grand Jamaica at Green Island is a new family resort with a four-slide water park. Princess lists swim-out junior suites that open onto a semi-private pool and take up to four people. It suits families who want a water park and kids’ clubs. The drawback: Princess Grand guests can’t use the restaurants, pools or bars at Princess Senses next door, and Princess doesn’t offer connecting rooms.

Royalton Negril: swim-out junior suites

Royalton Negril is a big family resort on Seven Mile Beach with kids’ and teen clubs. Royalton lists luxury junior suites of 603 sq ft in a swim-out version that takes up to four. It suits families who want Seven Mile Beach with clubs on site. The drawback: there’s no water park, and the Hideaway’s restaurant, pool and beach on the same grounds are off-limits.

Royalton Blue Waters: swim-out junior suites

Royalton Blue Waters, near Falmouth, is a 225-suite family resort with a water park, about 35 minutes from Montego Bay airport. Royalton lists 570 sq ft junior suites in a swim-out version for up to four. It suits families who want a short transfer and a water park. The drawback: Royalton says some restaurants are under renovation and may be served at other venues, and the Hideaway next door is off-limits.

Small and quiet

Coyaba Beach Resort & Club: swim-out rooms

Coyaba Beach Resort & Club (formerly Zoëtry Montego Bay) is a 49-room beach resort about 10 minutes from Montego Bay airport. Coyaba lists Tropical Swimout and Ocean Swimout rooms with a pool off the balcony. It suits couples and independent travelers who want a small, quiet place near the airport. The drawback: it’s open on a bed-and-breakfast basis for now, with lunch, dinner and drinks extra until the all-inclusive option starts, and the resort said not every room was back in service in September 2026, so ask when you book.

Who should book a swim-up room

My take: a swim-up room is worth the extra for a honeymoon or an anniversary, or when you’ll spend most of the day at the resort. If you plan to be out on tours, or you’d rather be on the beach than by the pool, a beachfront or ocean-view room usually gives you more for the money. Families with small children should weigh the convenience against having open water right outside the door.

Questions people ask

What is the difference between a swim-up and a swim-out room?

Nothing that matters when you book. Both are ground-floor rooms or suites whose terrace steps into a pool; Sandals, Riu and Azul say swim-up, while Royalton, Princess and Grand Lido say swim-out. Check whether the pool is private or shared with other rooms, because it varies by resort.

Which Sandals in Jamaica have swim-up suites?

Sandals Negril and Sandals Dunn’s River are open and list swim-up Butler suites. Sandals South Coast reopens Nov 18, 2026, and Sandals Montego Bay and Sandals Caribbean Cay reopen Dec 18, 2026, all with swim-up rooms or suites.

Are there swim-up rooms for families in Jamaica?

Yes. Azul Beach Resort Negril, Riu Palace Aquarelle, Riu Negril, Ocean Coral Spring, Princess Grand Jamaica, Royalton Negril and Royalton Blue Waters all welcome children and list swim-up or swim-out rooms. Riu Palace Aquarelle has swim-up two-bedroom family rooms.

Is a swim-up room worth it in Jamaica?

It’s worth it if you’ll spend most of your days at the resort, or for a honeymoon. If you’ll be out on tours or prefer the beach, a beachfront or ocean-view room often gives you more for the money.
