Jamaica has only a handful of true overwater rooms, all at adults-only all-inclusives on the west of the island. Two of the three resorts that have them were still closed after Hurricane Melissa on October 8, 2026. This guide covers where they are, what the resorts say is included, when each one opens, and who they’re worth the money for.

Which Jamaica resorts have overwater rooms

Resort Area Overwater rooms Status
Princess Senses The Mangrove Green Island, Hanover (between Negril and Lucea) 14 overwater villas with infinity pools Open since February 1, 2026
Sandals South Coast Whitehouse, Westmoreland Overwater bungalows Closed; reopening November 18, 2026
Sandals Caribbean Cay (formerly Sandals Royal Caribbean) Montego Bay Overwater villas and bungalows Closed; reopening December 18, 2026

All three are adults-only. Sandals says every one of its Jamaica resorts is adults-only, and Princess lists The Mangrove as 18 and over.

Princess Senses The Mangrove, Green Island

The only resort with overwater rooms open in Jamaica right now. Princess Senses The Mangrove is the adults-only half of the Princess complex at Green Island in Hanover, next to the family resort Princess Grand Jamaica.

It lists 14 overwater villas in two categories, the Overwater Villa with Infinity Pool and the larger Princess Overwater Villa with Infinity Pool, both with a private terrace and infinity pool over the sea, and both with its Platinum service, which includes a premium private airport transfer and access to a VIP lounge. Guests at The Mangrove can also use the facilities of Princess Grand Jamaica next door, but not the other way round.

Worth knowing: Green Island is a quiet stretch of coast, about halfway between Negril and Montego Bay. It’s a resort stay, not a base for walking out to bars and beaches. The Negril guide covers what’s within a short drive.

Sandals South Coast, Whitehouse

Sandals South Coast sits beside a 500-acre protected nature reserve in Whitehouse, Westmoreland, on the quieter south coast. Its overwater bungalows are set on a heart-shaped wooden dock, and the resort also has an overwater wedding chapel with a glass aisle.

Sandals chairman Adam Stewart told The Gleaner in December 2025 that the overwater bungalows stayed structurally intact, though the interiors are being rebuilt, and that more overwater suites will be added. Sandals’ own site says the resort reopens on November 18, 2026, and is taking bookings for stays from that date.

Worth knowing: the South Coast is far from the airport and has a slower, country feel. That suits couples who want quiet; it doesn’t suit anyone who wants nightlife. See the South Coast guide for the area.

Sandals Caribbean Cay, Montego Bay

This is the resort Jamaicans still call Sandals Royal Caribbean. It’s being renamed Sandals Caribbean Cay as part of a rebuild. Its overwater villas and bungalows sit just off the resort’s private offshore island, and Sandals says that, of its Jamaica resorts, its overwater villas with private plunge pools are found only here. (Princess Senses The Mangrove has its own overwater villas with private infinity pools.)

Sandals says Caribbean Cay reopens on December 18, 2026, the same day as Sandals Montego Bay, with a bigger pool, a new restaurant and a new beach club on the private island. Stewart told The Gleaner that new overwater bungalows are planned here and at Sandals Montego Bay.

Worth knowing: it’s close to Sangster International Airport, so the transfer is short, but you’re near the flight path, so expect to hear planes.

What’s included in a Sandals overwater room

Sandals describes its overwater bungalows across the Caribbean with:

  • Glass floor panels so you can see the sea below, lit at night
  • A Tranquility Soaking Tub for two
  • An over-the-water hammock for two
  • Butler service
  • A private infinity pool in the villas (not the bungalows)

Sandals also suggests a split stay, a few nights in another room category and a couple of nights overwater at the end, because the bungalows book up and cost much more than a standard room. Room features can change after a rebuild, so check the room page when you book.

Are they worth it?

My take: for a honeymoon or a big anniversary, an overwater night or two is a real treat, and it’s a lot closer to North America than the Maldives or Bora Bora. For a regular beach vacation, I’d put the money into a better room on a better beach and more days on the island.

A few honest points before you book:

  • Timing. New resorts often have teething problems in their first weeks, so if your dates are flexible, give a reopened resort a little time.
  • Weather. Overwater rooms are exposed. Hurricane season runs from June to November, and a windy day on a dock feels very different from a calm one.
  • Manage your expectations of the glass floor. It shows the water below, and how much marine life you see depends on the day. Don’t expect an aquarium under your bed.

If you want to be over the water without an overwater room, the Negril cliffs are the local answer: rooms at The Cliff Hotel sit on the West End rock above the sea, with ladders down into clear water. Questions people ask
