My local take

Here is exactly what has been said about the reopening, and by whom. The Jamaica Tourist Board lists it as “Reopening 2027” with no date. In April 2026 Hyatt told travel partners its seven Jamaica resorts would reopen in early 2027, with a date for each to come later, the Gleaner reported. At JAPEX in September, Melissa Forbes, Hyatt’s director of sales and marketing for Hyatt Ziva and Zilara Rose Hall, told the Gleaner that the resorts will return in phases during the first half of 2027, later than the March 2027 target they had been working to. Travel Market Report’s JAPEX coverage said instead that the Hyatt openings had moved from the first quarter to the second half of 2027. The tour operator Vacation Express is selling Dreams Rose Hall for arrivals from May 1, 2027.

Plenty of locals still call this the Hilton Rose Hall. It became Dreams Rose Hall in June 2025, when Hyatt took over Playa’s resorts, and it has been closed since Hurricane Melissa that October. Karen Stephenson, Dreams’ director of sales, told the Gleaner the renovation leans on Jamaican artists and the property’s own surroundings: the turtles that nest on its beach, the mangroves and the hills behind it. My take: it was one of the big family names on this coast, but don’t book until Hyatt confirms a date and says what the renovated resort includes. I’ll update this page when it does.

For a family all-inclusive that’s open now, Iberostar Selection Rose Hall Suites is on the same coast with roomy suites, and Royalton Blue Waters near Falmouth has a water park and lazy river. More options: the best all-inclusive family resorts in Jamaica and Jamaica resorts with water parks.

What stands out

  • A big family resort: 495 rooms, per Hyatt's figures in the Gleaner.
  • Hyatt is redesigning it with Jamaican artists and local themes, not just repairing it.
  • On the Rose Hall coast, a short drive from Montego Bay airport.
  • Hyatt names it as one of its two family options in Jamaica, with Hyatt Ziva.

What to know before booking

  • Closed: no reopening date confirmed by Hyatt.
  • Reports conflict on timing: Hyatt told the Gleaner the first half of 2027, while Travel Market Report says the second half.
  • Hyatt hasn't said which of the old facilities, such as the water park, return as before.
  • Older reviews and listings describe the Hilton years and may not apply.

Rooms

The Gleaner reported 495 rooms. Hyatt’s team says rooms are being modernized within the existing footprint; the new room types haven’t been published.

Pool & beach

In its Hilton years the resort was known locally for its Sugar Mill Falls water park. Hyatt hasn’t said what the renovated pools and water park will look like, so check the details once it announces a date.

Location

Dreams Rose Hall is on the Rose Hall coast east of Montego Bay, a short drive from Sangster International Airport, with the Cinnamon Hill golf course and Rose Hall Great House close by. For open resorts in the area, see where to stay in Montego Bay.
