My local take
If you are looking for Prospect Plantation tours, this is the place. The park itself says the property was known as Prospect Plantation in the 18th century, and older Jamaicans and a lot of taxi drivers still call it “Prospect”, so either name will get you there. The estate is what sets it apart from other adventure parks. The park describes 1,000 acres above the White River gorge, with bananas, cassava, sugarcane, coffee and allspice grown on the land; a great house built in the early 18th century, with loopholes in its walls against raids by privateers and buccaneers; and what it calls Jamaica’s first hydroelectric power station, built by Sir Harold Mitchell. Today most people come for the mud buggies and ATVs, then add the jitney ride, the bird aviary and the cooking tour.
It is open, but with limits: Dolphin Cove, which runs the park, reported that since the 2025 hurricane it opens only on cruise-ship days and some hotel-booking days. My take: Yaaman suits groups who want to get muddy behind the wheel, and it is closer to the resorts east of town. If you want history and food rather than mud, book the cooking tour, which takes the jitney up to the great house veranda. If you want a park you can just turn up at, Mystic Mountain keeps regular hours.
Nearby guides: Mystic Mountain for rides above the bay, and Dunn’s River Falls for the classic waterfall climb. For the wider area, see our Ocho Rios guide.
How to get there
The park gives its address as Route 3, about 3 miles east of Ocho Rios. From town or the cruise pier it is a short taxi ride east along the coast road. It is a natural half-day trip from the resorts on the east side of town, such as Couples Sans Souci and Sandals Royal Plantation.
From Montego Bay, allow roughly two hours or more each way along the north coast highway. Most visitors from Montego Bay or Negril come on a booked tour with transport.
Without a car: From Ocho Rios, a licensed taxi (JUTA or another red-plate operator) can take you the 3 miles east. From Montego Bay or Negril, book a tour that includes transport.
What to expect
The main draw is the Buggy or ATV tour: two-seater mud buggies or one-seater ATVs on off-road trails, with lunch and a walk through the bird aviary. The tour takes about 2 hours.
The great house cooking tour. The Flavors of Jamaica Cooking Tour is the closest thing to the old Prospect Plantation tour. It includes the jitney, a walk through the bird aviary and a cooking lesson on the veranda of the Georgian-style great house, which the park says sits about 1,100 feet above sea level. A guide takes you through an ornamental garden of herbs and tropical plants and talks through the estate’s history, then you cook dishes like jerk chicken, festival, steamed callaloo and rice and peas, and eat them looking out to sea. The park lists the tour at about an hour and a half, and children must be 8 or older to take part in the cooking.
Other activities include the jitney, an open-air carriage pulled by a tractor around the old plantation; the Secret River and blue hole for a swim; and, in some packages, a dolphin encounter run with Dolphin Cove. The Full Hundred package covers all the in-park activities in about 5 hours.
Lunch is at the Garden Grill restaurant, and there is a bar, a gift shop and snacks for sale. Lockers cost US$10 to rent, photos are extra, you must sign a waiver, and outside food and drink are not allowed. Check current prices on the official site, since the park often runs online discounts.
Local tips
Book under the Yaaman Adventure Park name, not Prospect, and confirm your date by phone or WhatsApp a day or two before.
Bring a towel, a change of clothes and some cash, as the park recommends. Leave jewelry and valuables at the hotel.
Whoever drives the buggy or ATV must be 18 or over and carry a valid driver’s license, so check this before you pick the package.
Jamaican residents should use the local-rates page. It lists packages in Jamaican dollars, and you book them through WhatsApp.
Use biodegradable sunscreen and bring insect repellent, as the park suggests.
Older guidebooks mention horseback and camel rides at Prospect. The park’s about page still mentions a camel ride, but none of the current packages lists camel or horseback riding, so ask the park before you plan around either.
Before you go
- You will get muddy and wet on the buggy and ATV trails. Don’t wear anything you care about.
- The buggy and ATV tours are physically demanding, and the operator says they are not suitable for people with heart, neck or back conditions.
- It is a tour, not a place to wander on your own. You need a booking, and you see the estate, great house included, on the operator’s schedule.
- Younger children can’t drive, and some activities have age limits. Read the children’s and pregnancy policies on the booking page.
- The operator’s parent group is in Chapter 11 bankruptcy in the US and has put its stake up for sale. The park says operations continue, but check the official site before you book.

Can you still tour the Prospect great house?
Yes, on Yaaman’s Flavors of Jamaica Cooking Tour, which takes the jitney up to the great house and holds the cooking lesson on its veranda. The park lists it from US$79 per person, so check the current price on the official site.
